The photo below is the result of using plumbing code-compliant galvanized steel for water connections. Yes, I said code compliant and before you start thinking this is WW2 era – this fitting was installed in 2011! If any of your pipes look like this, they’re living on borrowed time.
Let’s remember: “Code” is a bare minimum set of standards set forth with the intent being to keep people safe and alive. We all know we can exceed minimum standards in almost every aspect of life. At Sutherland Plumbing LLC we don’t even stock this material nor is it allowed on our job sites!

I contacted Sutherland Plumbing via their website on Sunday because I’d noticed water draining continuously from our yard into the storm gutter. Ti sent me a text that evening and we arranged for a visit on Monday afternoon. He diagnosed the problem as a leak in the water line from the street to the house and recommended replacement given the age and quality of the line. Ti said he would send a quote that evening (which he did with a very detailed description of the work and pricing) and that they could schedule the work for Thursday. I approved the quote electronically, their scheduler confirmed and Ti was there with his team as planned at 8am on Thursday.
This is a long review, but I want to provide an overall sense of the exceptional quality of Sutherland Plumbing. Communication was quick and easy at every step. Quotes were detailed and options clearly spelled-out so there were no surprises. Pricing was very reasonable given the quality of the work, including a couple of extras at no charge. Landscaping in the area of the job looked as good, probably better than it did before they arrived.
The work looks professional at the curb and in the garage and there were no issues with permitting or the city plumbing inspector. We also had our kitchen faucet replaced while the team was here, with the same level of quality and attention to detail whether the job is large or small.
Based on my experience with Ti and his team, I highly recommend Sutherland Plumbing!

“Great first experience with Sutherland Plumbing! Our upstairs shower was leaking into our kitchen cupboards and sliding door frame. With guests expected in a few weeks, we were anxious to learn what was causing the leak and have it fixed as soon as possible.
Sean Anderson came to assess the issue and provided a clear & concise explanation as to what the cause was in addition to explaining how he would fix the problem. After the work was completed, Sean ensured the shower was no longer leaking, provided an excellent overview of the work he did and also pointed out a high water pressure situation that needs attending to.

Toilet bowls require caulking at the base to provide a water-tight seal preventing liquid or moisture from getting underneath it and festering.
Often times an installer will skip this step, does it wrong, and/or the caulking simply fails, as seen in the image below:
The next image is the same toilet re-caulked properly. Caulking of any kind is only as good as the surface we give it to adhere to. It’s important to remove any & all loose debris and clean the surface with a good all-purpose kitchen & bath cleaner – preferably one with a degreasing agent.
A common complaint from our clients is a consistent “skunky” odor coming from the toilet area. Without a proper seal at the floor any liquid that gets on the floor near the toilet can run up to and underneath the toilet bowl including the occasional “miss” by little Johnny!
